Property InspectionsYour property will be internally inspected at least twice a year. A maximum of four times a year is allowed by the Residential Tenancies Act. Tenants are given 7 days written notice prior to inspection. KeysIn most cases Callagher Estate Agents keeps a duplicate set of keys of the properties it manages for emergency access. These keys can be accessed during office hours, only on special circumstances and on viewing of personal identification. A $50 deposit is required and refunded in full when keys are returned. They must be returned within 24hours. It is advisable that you make your own arrangements for a spare set of keys should you inadvertently lock yourself out. Locks cannot be changed unless Callagher’s is first consulted. Repairs & MaintenanceAll requests for repairs and maintenance must be made in writing by either using the Repair Request Form on this site or hardcopy form included in your Tenant Kit. All repairs are attended to as promptly as possible and quotes and Landlord approval where required need to be obtained prior to any repairs being undertaken. Your property manager or our authorised repairer will contact you to arrange access to the property to arrange repairs. If a confirmed time and date for access of has been confirmed but not kept by you then the call out fee for calling the tradesperson will be automatically passed on to you for payment. Examples of urgent repairs are a burst hot water main, blocked or broken toilet, serious roof leak, flooding or serious storm or fire damage. For full details refer to your Tenancy Agreement. Rental PaymentsRental payments are required to be paid 1 month or 1 fortnight in advance on the date as outlined in your Residential Tenancy Agreement. If you cannot for any reason make your rental payment on time, please contact your Property Manager. Callagher Tenants can pay rent via Direct Debit. Rental BondA rental bond is paid by the tenant at the start of the tenancy as security to cover any breach of the terms of the agreement. Following the termination of the tenancy this might be used as compensation for any breach of the agreement including damage to the property or failure to pay rent. Callagher Estate Agents and the tenant must sign a bond lodgment form and the bond lodged with the Rental Bond Board. Insurance’s strongly recommends that you take out personal contents insurance for your property. Ending your TenancyAs a tenant, when you want to end the tenancy, you must give correct notice in writing. Your termination request will be effective from the date Callagher Estate Agents received your written notice. This written notice can be posted, hand delivered, faxed or emailed. If you are breaking your lease agreement then penalties may apply.
