Management of Repairs.

One of the major concerns for many real estate investors is maintenance.  We have developed a flexible system for maintenance to suit our owner’s requirements.  Callagher Estate Agents can either attend all maintenance matters or owner’s can manage their own property maintenance requirements.  We also provide an in-house Maintenance and Electrical service that can manage any electrical, carpentry, garden maintenance, or small renovation projects.  For Landlords this ensures security and fast turnaround of repairs. Coordination of Renovations.

Especially useful for interstate or overseas Landlords.  Callagher Estate Agents can organise quotes and monitor the progress of major renovations.  Digital images can be emailed to landlords to monitor the progress.  To arrange maintenance requirements complete

Selecting the Right Tenant.

We assist tenants as much as possible in finding the right property, which means, regular call backs and notifying them of any properties that match their criteria.  The result is loyal tenants that look to Callagher Estate Agents first when considering renting.  All Tenancy default checks and a thorough screening process is undertaken prior to final Tenant approval.

Easy Statements.

Monthly statements can be emailed if required or forwarded to an authorised party, such as an Accountant.  End of year statements are also provided in your preferred method.

Easy Payments.

Monthly rent payments can be forwarded by electronic direct debit to your nominated account.

Ongoing Inspections.

Property inspections are undertaken on a regular basis combined with a regular external inspection to monitor lawns, gutters and garden conditions if required. A detailed report is forwarded to Landlords by post or email outlining the condition of your property.

Expenses Made Easy.

Callagher Estate Agents can arrange payments for rates, insurance and mortgage from an authorised account subject to Management package selected.

Residential Tenancies Tribunal.

Callagher Estate Agents is well informed about both the Residential Tenancy Act and Tribunal and can represent Landlords where required. We have an extremely low incident rate of Tribunal matters due to our strict guidelines and tenant handling procedures.
